Dr. Phillips

A vibrant place to live located in the dead center of Orlando.

Welcome to Dr. Phillips

Vibrant, affluent, and lively community surrounded by amazing attractions, theme parks, upscale shopping, and excellent dining options.

Dr. Phillips is an affluent, census-designated community in an unincorporated part of Orlando County. Named after Philip Phillips, a Central Florida citrus magnate and Citrus Hall of Famer who owned thousands of groves across the region, Dr. Phillips is tucked between several gorgeous lakes like Big Sand Lake and Spring Lake. It’s also near the renowned Butler Chain of Lakes and the luxurious town of Windermere.

Lined with luxury spas, restaurants, fitness studios, upscale shops, and more, Dr. Phillips is a vibrant place to live located in the dead center of Orlando. The area’s prime location is one of its most appealing factors, as everything you could possibly need is just minutes away, including beloved theme parks, world-famous attractions, shopping destinations, and so much more––all without being stuck in the middle of any tourist traps. The Mall of Millenia is less than 10 minutes away, and Dr. Phillips also boasts the popular Restaurant Row, which features a wide range of cuisines and ranges from fast-casual to fine dining.

People & Lifestyle

The nice thing about moving to Dr. Phillips is the variety and diversity of housing options. Whether you want to invest in a spacious lot on the lakefront and build your own home or move into a luxurious gated community, the sky's the limit. For those who prefer smaller builds, there are many ranch-style homes, some of which have been renovated, or you can find new construction, although it gets snapped up quickly.

Some parts of the community also feature larger lots developed during the 1980s and 90s. Niche ranks Dr. Phillips as the #1 suburb in the Orlando Area, a pleasant and inviting location for families and young professionals. Great shopping, golf, upscale communities, excellent residential neighborhoods, and Restaurant Row are just a few of the many reasons people can’t get enough of the lifestyle. It’s a fantastic suburban area with convenient access to top-notch urban amenities.

Dining, Shopping and Entertainment

As one of the main focal points in Dr. Phillips, Restaurant Row on Sand Road Lake is a hotspot for locals and visitors alike. It offers a diverse mixture of dining establishments with chains like Chipotle, Bartaco, and Chick-fil-A and then local establishments such as Big Fin Seafood Kitchen, Christini’s Ristorante Italiano, and Chatham’s Place. The strip is brimming with international cuisine and casual options, and you’ll find everything from Hawaiian and Southern cuisine to seafood, steakhouses, and bold culinary fusions.

O-Town West is a fast-developing new center that promises to bring even more great amenities and retailers to the community along with connector roads to alleviate some of the urban congestion on places like Sand Lake Road. The new shopping, dining, and entertainment destination will be high-end and cater to a luxury retail experience, in addition to featuring new residences and a new high school.
